Place of Service Code

An Optometrist sees patients from an ‘adult day care’ in a specifically designated room within a ‘nursing home’. The ‘adult day care’ is next door to the ‘nursing home’ and is under same name and ownership.
Patients are not nursing home residents =31 / 32, and services provided are not rendered and covered within ‘adult day care’ = 62 (Medicare doesn't even cover this POS)
I was wondering which place of service to use in this scenario.
Is it appropriate to use POS 11 even if no rent is being paid for the office space? How about if the nursing facility is ok to provide the office space free of charge?
And what would you think about POS 49??

If possible, please assist ASAP as we can't seem to get to the bottom of this.
